MYNMYN Studio transforms a once-dated HDB flat into a warm, minimal retreat planned around toys, board games and easy hosting — showing how smart planning keeps life playful without feeling cluttered.

In Potong Pasir, a 1,120-square-foot resale flat has been transformed by MYNMYN Studio from a dated, enclosed space into a modern retreat that blends warmth, functionality, and playfulness. Designed for a young couple who collects toys and loves hosting board game nights, the home balances personality and practicality through an inviting material palette, soft textures, and clean architectural detailing.

The homeowners wanted a space that felt cosy yet uncluttered, inspired by the warm, contemporary ambience of the Andaz hotel. Guided by this vision, MYNMYN Studio’s creative director Ebenezer Yoon reimagined the home from the ground up. Every wall, ceiling and finish was renewed to create a coherent layout that supports daily living, entertaining and their shared hobbies.

“It was a very old HDB,” describes Ebenezer. “Walls and ceiling had to be plastered to look good. Everything had to be updated, including flooring, paint and carpentry. Even the walls had to be reconfigured to create a more open, fluid plan to accommodate the couple’s lifestyle.” The new scheme celebrates earthy tones and tactile materials, uniting the rooms in a cohesive narrative of calmness and modern comfort.

At the entrance, a built-in pantry neatly houses a water dispenser and mini fridge – an addition that enhances hospitality and daily convenience. From there, the living area opens up into a spacious, well-lit hub anchored by a TV wall clad in wood laminate with brown leather-inspired accents. The combination adds warmth and sophistication, while a King Living sofa sets the tone for relaxed evenings.

The dining area extends this warm tone with a custom-built table topped in sintered stone and finished with Lamitak’s microcement laminate. King Living dining chairs complete the setting, bringing comfort and cohesion with the adjacent lounge space.

The kitchen continues the theme of understated refinement. A custom reeded-glass door defines the entrance, letting light through while maintaining privacy. Within, cabinetry and finishes align seamlessly with the rest of the home’s warm palette, ensuring a consistent visual rhythm from one zone to the next.

One of the standout aspects of this home lies in how personal passions have been embedded within the design. Two of the bedrooms are cleverly adapted into multifunctional zones that reflect the homeowners’ interests. “One of the rooms is used as a green room / entertainment room where the couple’s beloved toy collection is displayed,” explains Ebenezer. “Another room is used as a work room. It comes with a tinted sliding door to divide both spaces, in situations where the owners need privacy during work calls.”

In the master suite, design restraint takes precedence. A large mirror expands the sense of space while amplifying light, making the room feel more open and calming. The finishes remain consistent with the rest of the home – warm timber tones, smooth surfaces, and a focus on visual balance.

As a whole, this Potong Pasir HDB is a compelling example of how good design can merge personality with practicality. Every inch of the home reflects intention – from tactile finishes to flexible layouts that adapt to hosting, collecting and unwinding. Even the couple’s dog has settled naturally into the open layout, a small but telling sign of how comfortably the space supports daily life. In reimagining the flat from scratch, the homeowners received a home that feels deeply personal, lived-in and complete.
