Step into this Tampines BTO and it’s not the generous space that first grabs your attention, but the striking breeze-block divider that artfully separates the living and dining zones. Designed by Lead Designer Daniel Lim of By: Dan & Co., the feature wall sets the stage for a home that balances privacy, flow, and personality — just right for a young couple who loves to host.

“As the unit is by the corridor, the homeowners wanted a divider at the entrance to provide privacy while keeping the house ventilated,” explains Daniel. Given the living room’s squarish layout, a solid wall would have made it feel smaller and less airy, so Daniel and his team used breeze blocks instead, which also double as the TV wall. To maintain visual continuity, the TV console was customised in a walnut finish to match the dining area, while light-toned walls quietly highlight the richness of the darker furniture pieces.”
Designed this way, the divider not only diffuses light and air but also creates dual entryways that keep circulation fluid. ‘It’s especially helpful when hosting large groups, with friends moving easily between the dining and living areas,’ says Daniel.
A Sloane Travertine table from Castlery, paired with bold green pendant lamps sourced online, sets the tone for the dining area’s mid-century flair. Flowing seamlessly into the open-concept kitchen, the look is accented by reeded glass panels on the pantry cabinets, adding a subtle retro touch that creates an effortless hub for entertaining.
“They loved green tones, so integrating the subway tiles from Hafary into the kitchen was part of the brief,” says Daniel, who paired them with warm walnut-toned Admira laminates for the cabinetry to enhance the kitchen’s mid-century vibe.
In the master bedroom, the brief for warmth and calm was met with a soft green feature wall paired with wood tones. Carpentry was kept to a minimum since storage needs were low, resulting in a serene, clutter-free space.
The master bathroom carries forward the home’s green theme, echoing the subway tiles used in the kitchen but with deeper, variegated tones that clad the shower stall. A sleek black-framed glass partition defines the wet and dry zones, while neutral terrazzo-patterned tiles balance the palette, ensuring the rich green feature remains the focal point.
The common bathroom takes a playful turn with geometric-patterned tiles on the vanity wall, setting a lively backdrop for the space. Delivered in just 10 weeks and within a modest $60,000 budget, the renovation underscores By: Dan & Co’s ability to achieve a cohesive design narrative without compromising on personality, practicality, or timeless mid-century charm.
