Set high above the greenery of MacRitchie Reservoir, this four-bedroom condominium at Thomson Three has been carefully shaped into a warm, enduring home for three generations living under one roof. Designed by Urban Delineation, the 1,485-square-foot residence reflects a quiet attentiveness to family life – one that values togetherness, comfort, and longevity, while remaining connected to its natural surroundings.

Home to a grandmother, a couple, and their two children, the household revolves around shared routines and time spent together. Meals are often enjoyed communally, evenings unfold around the living room, and weekends see the home filled with conversation and visitors. These rhythms shaped the design brief, which prioritised practical planning, generous storage, and layouts designed to adapt as the family’s needs evolve.
“The family’s lifestyle is centred around creating meaningful memories as a family,” says designer Karina Yulianti. “This informed their desire for a home that feels warm, welcoming, and lived-in.”

Taking cues from the apartment’s elevated views facing MacRitchie Reservoir Park, Karina grounded the design in a soft, nature-inspired palette. The project, aptly named Pollen House, draws from the gentle tones and organic forms found outdoors. A neutral base is layered with subtle accents that echo foliage, soil, and sunlight.

Rather than imposing heavy architectural gestures, the design focuses on cohesion and restraint. Existing marble and parquet flooring were retained throughout most of the home, preserving a sense of continuity and natural warmth. In the kitchen, the flooring was updated to vinyl for better durability and maintenance, with careful waterproofing carried out to ensure longevity.

One of the more significant spatial changes involved reinstating the bedroom layout. A previous owner had merged two bedrooms to form an oversized master suite, but this configuration no longer served a multi-generational household. The space was reconfigured back into two separate rooms, allowing each family member to enjoy privacy while keeping shared areas generous and open.

The living and dining zones form the emotional heart of the home. Long and narrow in proportion, the space required thoughtful planning to accommodate daily family use as well as hosting extended relatives. Karina approached this by keeping the visual weight light while introducing layers of function. A buffet-style cabinet doubles as storage and display, providing a home for the family’s Peranakan pieces and books. An understated TV wall, paired with a slim metal bookshelf, ensures the space remains calm and uncluttered.

Soft curves are introduced throughout the living area, subtly breaking the linearity of the layout. These gentle forms mirror the organic qualities of nature beyond the windows. Overhead, a pendant light hangs as a quiet focal point – its delicate colour and sculptural presence adding warmth without dominating the room. “The Bunga Kertas pendant light by Ong Cen Kuang serves as a statement piece,” says Karina. “It introduces a gentle pop of colour and reinforces the Pollen House concept.”

Furniture choices further enhance flexibility. A modular sofa by Blafink allows seating arrangements to be adjusted depending on whether the family is enjoying a quiet evening or hosting guests, while terracotta stools from the same brand introduce a subtle accent that ties back to the tones of the pendant light. Panaplast’s Ash Natural wood laminate runs consistently throughout the home, lending warmth and continuity while remaining understated.

In the kitchen, material choices continue the natural narrative. The EDL Compact Bianco-V countertop offers a refined, marble-effect surface with gentle veining, paired with ash wood and glossy sand laminates inspired by earthy textures.

Throughout the home, fixed carpentry was carefully planned to maximise storage without appearing bulky. Each element serves a clear purpose, supporting a lifestyle that values order and ease while allowing personal collections and memories to be displayed thoughtfully.

What emerges is a home that feels calm, cohesive, and deeply personal. Through a sensitive balance of function, materiality, and atmosphere, Urban Delineation has crafted a residence that embraces both the rhythms of family life and the quiet beauty of its natural surroundings.
